Common causes

A mini-split can leak or drip water for several reasons. Common causes include a clogged condensate drain, dirty filters, ice forming on the evaporator coil, drainage problems, or an installation that does not allow condensation to drain properly. It is normal for a mini-split to discharge condensation through its drain outside. However, water dripping from the indoor unit onto walls, floors or furniture may indicate a drainage problem that needs attention.

When to request service

If water continues dripping after checking the filter and confirming that the visible drain is not blocked, professional diagnosis may be needed. Service is especially important if the unit leaks water inside the home, repeatedly forms ice, has weak airflow, or the leak returns after the drain has been cleaned.

How much can this repair cost?

Basic air conditioning repairs or initial work typically range from $650–$1,200 MXN. Repairs requiring parts or more extensive work can range from $1,200–$5,500+ MXN.

The final cost depends on the cause of the problem, diagnosis, labor, required parts and materials. Replacement parts are quoted separately when applicable.

Frequently asked questions

Why is my mini-split leaking water from the front?

Water dripping from the front or indoor unit can be related to a clogged condensate drain, dirt buildup, ice formation, or a problem with how condensation is draining. The cause should be identified before continuing to operate the system.

Can a clogged drain cause a mini-split to leak water?

Yes. Condensation is produced during normal operation and should leave through the drain line. If the line becomes blocked, water can accumulate and eventually drip from the indoor unit.

Can a dirty filter cause a mini-split to leak water?

A very dirty filter can reduce airflow and contribute to the evaporator coil becoming too cold and forming ice. When that ice melts, it can produce more water than the drainage system can handle properly.

Should I turn off my mini-split if it is leaking water inside the house?

If water is entering the home or getting close to electrical components, it is prudent to turn the system off and have it inspected. Continuing to operate it can increase water damage without correcting the cause of the leak.
